1031 Exchanges

Syndicated Equities has successfully worked with thousands of investors completing 1031 Exchanges. We seek to understand each investor’s personal investment preferences and goals before recommending a suitable replacement property option. The majority of our syndications are structured to accommodate 1031 exchanges. This provides 1031 investors with a vehicle to diversify their trade or access property they may not be able to acquire independently. Our net lease brokerage division has access to replacement property throughout the country and accommodates investors looking for sole ownership. In January of 2014, Syndicated Equities became an affiliate member of the Federation of Exchange Accommodators.  The FEA is the only national trade organization to represent qualified intermediaries (QI’s), their legal and tax advisors, and affiliates who are directly involved in Section 1031 Exchanges.  We look forward to increasing our involvement in the 1031 community and the opportunities this network provides.

*Section 1031 of the U.S. Internal Revenue Code allows investors the ability to defer capital gains taxes on the sale of investment property by exchanging the proceeds into a like-kind asset within a defined period of time.

 

Opportunity Zones: Syndicated Equities is proud to partner with The Decennial Group to offer our investors another opportunity to defer their capital gains into Qualified Opportunity Zone investment. Qualified Opportunity Zones were created to encourage long-term investment into low-income and emerging communities through tax incentives. Depending on the duration of the investment, these incentives allow an investor to achieve a 15% step-up in tax basis, temporary deferral of taxable income for capital gains that are reinvested, and permanent exclusion of taxable income from capital gains from the sale or exchange of an investment in an opportunity fund if held for 10-years.
